Do you handle the whole project or just parts of it?
The whole project, under one contract with one project manager. Fifteen trades run through this office: demolition, framing, plumbing, electrical, HVAC, drywall, tile, cabinets, counters, flooring, paint, roofing, siding, windows and concrete. You get one number, one schedule, and one phone number for the duration.
What is the smallest job you take?
Small enough that a general contractor is the wrong tool, you are paying for supervision and coordination you do not need. If your project is a single room repaint or one countertop swap, we will say so and point you toward a specialist rather than quote it.
Are you licensed and insured?
Yes. Texas license [TX LICENSE #], with general liability and workers compensation coverage. We will email current certificates before you sign anything, and you should ask for them from every contractor you talk to. Texas does not license general remodelers statewide, which makes proof of insurance more important, not less.
Do you pull permits?
Always, in our name, and we meet the inspector. City of Houston inside city limits, Harris County in unincorporated areas, and separate departments in Bellaire and West University Place. Structural changes, new plumbing or gas, electrical circuits, additions and garage conversions all require one.
How do payments work?
A deposit at contract signing, then progress payments tied to completed milestones: demolition, rough-in inspection passed, cabinets set, substantial completion. We never ask for the full amount up front, and the final payment is due after your walkthrough punch list is cleared.
What happens if you find something unexpected?
We photograph it the day we find it, price the fix, and send you a written change order. Work stops on that item until you approve. Concealed conditions are real: collapsed cast-iron drains, aluminum branch wiring, rot behind a shower pan, but they should never be a surprise on an invoice.
How far do you travel?
Anywhere inside Beltway 8 and out to about 35 miles from 77096: Sugar Land, Missouri City, Katy, Pearland, Cypress, Spring and The Woodlands. Past that we turn work down rather than stretch a crew across the metro and give you a project manager who is never on site.
What warranty do you offer?
Two years on our workmanship, plus the manufacturer warranty on every product installed. We hand you the registration documents at closeout. If a caulk joint fails or a cabinet door sags in month eighteen, you call the same number you called at the start.
