Questions about hiring a Houston remodeling contractor
How do I know a Houston remodeling contractor is legitimate?
Ask for a certificate of insurance sent directly from the insurer, not a PDF from the contractor. Ask whose name the permit will be pulled in. Ask for three references from jobs finished more than a year ago, not last month. Texas does not license general remodelers statewide, so these three checks carry the weight a license would.
What questions should I ask before signing?
What is the allowance in dollars per unit for counters, tile and cabinets? Which permits are included and whose name are they in? What is excluded? What is the change-order process, and do I approve pricing before work happens? Who is on site daily, and who answers the phone when they are not?
Who will actually be at my house?
One project manager owns your job start to finish and is on site daily. Behind them are the same subcontractor crews we have used for years: the tile setter, the electrician, the cabinet installer. We do not rotate crews to fill a schedule, and we do not run more concurrent jobs than our project managers can cover.
Why should I trust the prices you publish?
Because you can check them. Every range on this site comes from signed Houston contracts in the last two years and is updated quarterly. If a bid you receive is well under our range, ask what it excludes: usually permits, supervision, or realistic allowances. If ours is high for your scope, we will tell you that too.
Do you do insurance and flood restoration work?
Yes. We have rebuilt homes flooded by Harvey and by later storms. We will document damage thoroughly for your adjuster and work to the approved scope. What we will not do is inflate a scope to match a claim, or promise to cover your deductible, both are illegal in Texas and both should end the conversation with any contractor.
What is your change-order policy?
Nothing changes the contract price without a written change order that states the cost and the schedule impact, signed before the work happens. We photograph concealed conditions the day we find them. Unused contingency is released back to you at closeout rather than absorbed.
How many projects do you run at once?
Fewer than we could. Each project manager carries a limited number of active jobs so that daily site presence is real rather than nominal. It is the reason we are typically booked three to eight weeks out, and the reason we occasionally turn work down.
