The five steps of a Houston remodel

No stage here is a formality. Each one exists because skipping it is how remodels go wrong.

Free in-home consultation

60–90 minutes, booked within 3 business days

We measure every room in scope, photograph the existing conditions, open the electrical panel, look at the slab and the attic, and ask what you actually want changed. No sales presentation, no folder of laminate samples, no price quoted on the spot, a number given in your living room without measurements is a guess.

Fixed-price written proposal

You receive a line-item proposal: every trade priced separately, material allowances stated in dollars per unit, exclusions listed in writing, a payment schedule tied to milestones, and a start date. It is yours to keep and compare against other Houston bids whether or not you hire us.

Selections and permits

2–4 weeks, running in parallel

Once you sign, two things happen at the same time. You make final selections against the allowances, and we submit for permits and order long-lead items. Cabinets carry a six to ten week lead time, so they are ordered now rather than at demolition, that single decision is why our schedules hold.

Final walkthrough and warranty

Punch cleared within 1 week

We walk the finished job with you, room by room, and write down everything you point at. That punch list gets finished before the final payment is due, not after. Then you get the warranty documents, the product registrations, the paint colors, and the model numbers for everything installed.

An itemized proposal takes us three to five days to produce. A contractor who hands you a one-line total the same afternoon has not priced your job, they have guessed at it.

How our crews work in your home

7:30am to 5:00pm

Crews start and stop at civilized hours on residential jobs. Your neighbors live there too, and we would like them to hire us next.

Containment before demolition

Swept every evening

Debris staged and hauled on a schedule, tools put away, driveway swept. It is the thing homeowners mention most in reviews.

Photographed, then priced

Anything we find behind a wall gets photographed the same day and priced in writing before work on it continues.

One phone number

Your project manager, not a dispatcher. Same person from demolition through the punch list and into the warranty period.

Permits in our name

We pull them, we post them, we meet the inspector. A contractor asking you to pull your own permit is transferring liability to you.

Questions

Remodeling process questions, answered

How soon can you start?

Typically three to eight weeks out. Reputable Houston remodelers are booked, nobody good is free tomorrow. A bathroom can sometimes slot in faster; a kitchen waits on cabinet lead time regardless of our calendar. We will give you a real date at proposal rather than an optimistic one.

What do I need to have ready for the first visit?

Nothing. Photos and plans help if you have them, and a rough budget range helps more, but the visit exists to work all of it out. Clear access to the rooms in scope, the electrical panel and the attic hatch if you can.

Do you charge for the proposal?

No. The consultation and the written fixed-price proposal are free with no obligation, and the document is yours to keep. We do charge for design drawings and stamped engineering when a project needs them, and that cost is stated before any of it starts.

What is an allowance and why does it matter?

An allowance is a stated dollar budget for something you have not chosen yet, such as the counters. It matters because it is where dishonest bids hide. A bid with a thin counter allowance looks cheaper than one with a realistic allowance, right up until you go shopping. Compare allowances, not totals.

How does the payment schedule work?

A deposit at signing, then progress payments tied to completed milestones: demolition finished, rough-in inspection passed, cabinets set, substantial completion. Final payment is due after the punch list is cleared. We never ask for the full amount up front and we do not discount for cash.

What happens when you find something unexpected?

We photograph it that day, price the fix, and send a written change order. Work on that item stops until you approve. Collapsed cast-iron drains, aluminum wiring and rot behind a shower pan are real and common in pre-1980 Houston houses, they should never appear as a surprise line on an invoice.

Can I make changes once the work has started?

Yes, through a signed change order that states the cost and the schedule impact before the work happens. Changes during finishes are cheap; changes after rough-in has been inspected mean tearing out approved work. We will tell you honestly which kind yours is.

Who is on site, and what time?

Crews start at 7:30am and stop by 5:00pm on residential jobs, because your neighbors live there too. Your project manager is on site daily. On a whole-home job there may be six trades in the house in a single week, all sequenced by that one person.

What if something goes wrong after you finish?

Call the same number you called at the start. Two-year workmanship warranty, plus whatever the manufacturer covers on each product, you have those documents. A failed caulk joint in month eighteen is a warranty call, not an argument.

Do you clean up?

Every day. Debris staged and hauled on a schedule, floors protected, dust walls with negative air, and the driveway swept before the crew leaves. It is the single most common thing homeowners mention in reviews, which tells you how rare it is.
